Why me
I've been buying and holding since 2005, across Texas and Kansas, including the deals that didn't pencil out. So when I walk a house with you, I'm running the same math I run on my own: what it costs to hold, what it takes to maintain, and what the next buyer will notice.

Round Rock, specifically
You can get a median price from a search engine. What you can't get is which median is current, why the house one street over costs $200 more a month in taxes, or whether a seller who's been sitting 70 days with two price cuts will take your number.
Williamson County's median sale price was $415,000 in July 2026, down 1.2% year over year. Round Rock's own median sat at $372,787 in June 2026. Round Rock ISD holds a B rating with an accountability score of 89. Every campus is different, so the district rating is a starting point for a specific address, not the answer. Texas Education Agency
25 to 40 minutes to central Austin off-peak; 40 to 65 in rush hour. Drive it at your hour before you fall for a house.
Dell's world headquarters sits inside Round Rock city limits. Samsung's Taylor plant is roughly 30 minutes out. The District, a 65.5-acre mixed-use development, is part of a large housing pipeline here — more supply is generally good news if you're buying.
Taxing districts. Two homes a mile apart can sit in different city, school, and MUD districts and carry meaningfully different tax bills. That changes what you can afford, not just what you pay.
